Here’s what you should know before you commit to building a new house.
What are your MUST HAVES?
Your space needs to reflect your hopes and ambitions and your personality. Make sure you plan it to perfection. When you’re space planning and deciding the rooms you want (and what will go in them) making use of things such as retaining wall systems is a great idea. This means you can have the fit-out you desire and room for all your belongings too - whether it’s a shoe closet, somewhere to store all your beauty products - or a room for your beloved pets. Get it all noted down!
Budget, budget, budget
A dream home needs a budget - but often we don’t have dream finances so it’s important to be realistic from the get-go about what you can and can’t afford. A home can always be a work in progress, so just because something isn’t affordable now - it doesn’t mean you can't have it in a few years with a little hard work and dedication. This neatly ties into the next point…
DIY or not?
What jobs can you manage yourself - and which ones need professionals? For instance, if you’ve painted and decorated before and enjoyed it - save some money and embark on this yourself once the builders and plasterers are out of the way. That way you can have fun personalising everything and giving it your touch.
Remember, there are some jobs only pros can do - and never attempt any gas or electrical work yourself. Always better to be safe than sorry.
If you have friends or relatives who are qualified in the relevant areas and can give you a hand, see what they’ll do for you for mate’s rates. It doesn’t hurt to ask.
Always ask experts if you’re not sure
Sometimes you can spend weeks on search engines, driving yourself potty - trying to work out something that to a pro would be simple. In the first instance, call on the advice of a surveyor, an architect or a builder who has all the tools and knowledge at their disposal and will be able to tell you whether your plans are top-notch or a lost cause.
Last but not least…
Factor in the cost of making sure you’ve got somewhere to rent or stay nearby whilst the build takes place - it’s something a lot of people forget. A custom build can take time and it’s better to be planned, organised, and on hand for any questions/emergencies as they arise - and know you’ve got a roof over your head!
This small point is often overlooked but it removes a lot of the stress from the process. If things don’t go to plan, you know you can always stay wherever you are a bit longer. Keep the dream alive and focus on your beautiful mirrored bathroom - and that first glass of bubbly in the kitchen.
